Pedestrian and Cycle Routes
From the centre of the site it is only a 25 minute walk to Dunstable Town Centre. There is an established network of good quality footways and cycleways surrounding the development site which will provide good access to Dunstable, Maiden Bower and the surrounding area.
New pedestrian and cycle access points onto the eastern edge of the site are proposed at Cusworth Way and Bryony Way.
Public rights of way and existing bridle paths will be retained throughout the development, including the recently provided route between Sewell Cutting and Green Lane.
Public Transport
The site is well positioned to enable access to a number of major employment, administrative, commercial, cultural and retail facilities by bus.
At present 16 buses run within close proximity to the site during peak hours. These include the DB1 and the numbers 24, 25 and 52 routes.
A new bus route will run through the site, designed to ensure that everyone living at North West Dunstable is within 400 metres walking distance of a bus stop. Plans include:
- Extension of the existing bus network onto the site
- Building of bus stops and shelters
- Provision of local transport information at bus stops and at key locations around the site

Transport
Analysis of potential traffic generation associated with the development proposals has been undertaken.
This suggests the development will create an increase of just over three cars per minute using the A5 (High Street) during the busiest hour of the day. This is less than 10% of observed traffic flows.
Further consultation will be carried out with the Highways Agency and Central Bedfordshire Council.
Parking
Parking within the development will be provided based on dwelling type and local car ownership data, also taking into account parking for residents’ visitors.
The focus will be to provide enough on-site parking to prevent residents parking on existing residential streets adjoining the development or the roadsides.
In order to maintain its setting there will be no vehicle access to Maiden Bower. Access to the monument will only be possible on foot or bicycle. |
