Background to the site
Our plans for North West Dunstable comprise 44 hectares of farmland to the North West of Dunstable adjacent to the existing Dunstable Town boundary. The site is bounded by the disused Sewell railway cutting to the North, Green Lane to the South, the residential areas of Weatherby and Hillcroft to the East and Maiden Bower to the West.
The site is in close proximity to four local schools and is only a twenty-five minute walk, or ten minute cycle ride, into Dunstable Town Centre. |
In 1991 the draft Local plan allocated the land for residential development of up to 490 dwellings. The site was also recommended for development between 2006 and 2011 in the Luton/Dunstable/Houghton Regis Growth Area Study of 2003.
The Milton Keynes & South Midlands Sub-Regional Strategy (2005) identified the site as within an Area of Search for development and it was selected as a favoured development area by South Bedfordshire District Council’s Growth Area Committee in July 2007, even though the early-stage, emerging Luton and Southern Bedfordshire Core Strategy has not yet identified it as a “preferred” development area. |
